3) Document all damages encountered and make sure the landlord has a copy of that report.⁠

4) Have the landlord be present during your moving in.⁠

5) While living in the property, mitigate damages of any kind. Request preventive maintenance service when needed before a potential problem becomes an emergency.⁠
